Scope
The project involved the construction of a high-quality warehouse and office development tailored to meet the needs of modern industrial tenants. The build comprised a 450 m² warehouse facility designed with functionality and durability in mind, complemented by 298 m² of office space finished to an architectural standard.
The warehouse was constructed with a high-stud, open-span design to maximise storage and operational efficiency, while the office areas incorporated contemporary architectural finishes to create a professional and modern work environment. The combined design reflects a balance between practicality for industrial use and aesthetics for front-of-house client interaction.
Process
Delivery of the project required a structured approach to align the construction of the large-span warehouse with the detailed finishes of the adjoining office spaces. The warehouse was prioritised early in the build programme to provide a weather-tight envelope for subsequent fit-out works, while the office construction was carefully sequenced to accommodate bespoke architectural elements.
Close coordination between design consultants, engineers, and subcontractors was essential to achieving the desired level of finish. Emphasis was placed on quality control, material selection, and site supervision to ensure architectural details were executed to a high standard without compromising build efficiency.
Regular stakeholder engagement and proactive issue resolution enabled the project to stay on track while maintaining the balance between industrial functionality and premium office aesthetics.
Result
JLC applied its multidisciplinary expertise to successfully deliver a mixed-use facility that meets both operational and presentational needs. The in-house carpentry team ensured precision in warehouse construction, while subcontractor trades were managed to achieve seamless integration of structural and architectural elements.
Key to the project’s success was the ability to coordinate multiple trades within tight programme requirements, while safeguarding the quality of architectural finishes. Strong communication, disciplined project management, and a commitment to client satisfaction allowed JLC to deliver a facility that sets a benchmark for modern industrial developments.
The result is a high-performance warehouse paired with premium office accommodation, providing tenants with a functional yet impressive business environment.
